Airbnb or Booking.com for an Apartment in Bansko?

Airbnb and Booking.com calendars with a mountain view — Mila Stays

If you are preparing a holiday apartment in Bansko, one of the first questions you will probably ask yourself is: Airbnb or Booking.com?

I have worked with both platforms, and my experience is that there is no single answer that is right for every property. The two platforms work differently, attract somewhat different types of guests and require slightly different approaches.

1. What is the difference between Airbnb and Booking.com?

From my experience, Booking.com tends to bring more guests, while Airbnb often brings fewer bookings, but the guests can be more selective.

I have also had a season when I worked only with Airbnb, so I have seen how a property can perform on the platform on its own.

For someone who has never managed a holiday property before, I would probably suggest starting with Airbnb. The settings are easier to understand and the day-to-day management feels more straightforward.

Booking.com offers many more settings and options, which can be very useful, but it also means there is more to learn and manage.

Personally, however, I prefer Booking.com.

2. What makes a good Airbnb or Booking.com listing?

Good photos, a good description and the right price are important — but they are only the beginning.

Photos need to be carefully chosen. I often see listings where there are too many photos, poor lighting, clutter or details that simply do not make the property look attractive.

The description is equally important. It should clearly explain what the apartment offers and what guests will actually find when they arrive. It is important not to leave out useful information, but also not to promise something that the property does not have.

The amenities matter too.

Guests want to know exactly what is available: kitchen equipment, Wi-Fi, parking, a balcony, a washing machine, a swimming pool, a gym and so on.

And then there is the price, the calendar, availability and communication with guests.

Everything is connected.

3. Is a good listing enough?

No.

Creating a beautiful listing is only one part of managing a holiday apartment.

Behind every successful reservation, there is much more work: answering enquiries, preparing the apartment, checking that everything is in order, sending instructions, welcoming guests and making sure they know what to do when they leave.

A good host needs to know the property very well.

You need to understand which complex it is in, what the complex offers, how the apartment is furnished, how guests reach it, what the owner expects and what the guest should expect.

You also need to know the property's strengths, what could be improved and how the apartment can be presented in the best possible way.

That is the part of professional management that is often invisible to the guest.

4. How do I determine the right price?

There is no single formula that works for every apartment.

Pricing is a combination of several things:

  • demand
  • competition
  • the season
  • holidays
  • events in Bansko
  • availability
  • the apartment itself and its amenities

The price needs to respond to what is happening in the market rather than simply staying the same throughout the season.

Dynamic pricing can make a real difference.

5. What about synchronising Airbnb and Booking.com calendars?

Both platforms offer ways to synchronise calendars, and this is extremely important if you use both.

However, whenever I have the opportunity, I don't rely solely on the synchronisation.

After making a reservation on one platform, I check the other platform to make sure that the dates have also been blocked correctly.

It is a small step, but it can prevent a very unpleasant problem: two bookings for the same dates.

6. What happens after a guest makes a reservation?

I always start by thanking the guest for making the reservation and for choosing to stay with us.

I let them know when they can expect the check-in instructions and then make sure that they receive everything they need before arrival.

The communication should continue throughout the stay when necessary.

For me, communication with guests is one of the most important parts of the job.

Guests should be treated with respect. They have chosen your property for their holiday, and they should feel that there is a real person behind the listing who cares about their stay.

Airbnb or Booking.com — which should you choose?

I don't think there is one platform that is automatically right for every property.

If you are completely new to holiday rentals, Airbnb can be a more straightforward place to start.

If you want to work with Booking.com, you need to be prepared for more settings and more active management.

For me, Booking.com is the platform I prefer and the one that has brought more guests to my properties.

But whichever platform you choose, the important thing is to understand that a successful holiday rental is not created by a good listing alone.

It is created by all the small things behind it — the photos, the pricing, the calendar, the preparation, the communication and the care that guests do not always see.

That is what professional management is really about.
