25% or 30%?
25% covers the day-to-day management of the property. 30% adds more comprehensive administrative and accounting organisation, tourist tax administration, a higher level of oversight, the standard consumables provided for each stay at Mila Stays’ expense, and the personalised Mila Stays experience.
The right choice depends on how much of the process you want to keep in your own hands.

Brand, visual identity and interiors for your apartment
For owners who want a distinctive identity: a name and concept, visual style, branded materials, interior guidance, photoshoot preparation and a personalised welcome.
With Boutique Management, the apartment’s individual identity within Mila’s Apartments is included in the 30% fee. Additional materials and solutions outside the agreed scope are discussed separately.
When Boutique Brand is commissioned as a standalone service, the price is tailored to the number and type of selected elements and the scope of the project.
Not just a property. A place with its own signature.

Choose the package according to how involved you want to be in the day-to-day management.
Of course. Your property remains your home, and you can plan personal use around the booking calendar. It is best to block out the dates you would like to use in advance, especially during the busiest weeks of the winter season.
Prices vary throughout the year. They change depending on the season, demand, events in Bansko, availability, and how similar properties are performing.
The aim is to strike a good balance between price and occupancy, rather than simply maximising the number of bookings.
From the outset, we agree on how payments from Airbnb and Booking.com will be organised and where the funds will go.
For me, it is important that the owner clearly understands how income and expenses for the property are handled.
The owner receives clear information about bookings and the property’s performance.
With Boutique Management, a monthly financial report is included, making it easy to keep track of income, expenses, and overall results.
This depends on the package you choose and is explained clearly in advance.
With Boutique Management, Mila Stays covers the cost of standard guest consumables.
Costs such as cleaning, laundry and dry cleaning, repairs, and services provided by external contractors are paid separately.
With Full Management – 25%, Mila Stays monitors stock levels and organises replenishment, while the owner covers the cost of consumables.
With Boutique Management – 30%, Mila Stays purchases and replenishes standard guest consumables for each stay at its own expense.
If a problem occurs, I respond as quickly as possible to minimise inconvenience for the guest and reduce the risk of further damage to the property.
I keep the owner informed and, when necessary, coordinate repairs or other external services.
In the event of damage, we also follow the relevant booking platform’s options and procedures.
In many cases, yes.
First, I review how the listings have been set up and how they are currently performing. We then decide what to keep and what to improve — photos, copy, pricing, settings, or positioning.
No. Mila Stays also works with owners who live in another city or outside Bulgaria.
This is when good communication, reliable local oversight, and clear reporting become especially important.
You do not need to handle the day-to-day administrative organisation yourself.
With Boutique Management, Mila Stays handles ESTI, tourist tax, and accounting coordination as part of the agreed service.
First, I want to see the property itself.
You can send me photos or a link to an existing listing. After a short conversation about your plans and how you would like to use the property, we can decide which management option is the best fit.
Before discussing a package or percentage, I prefer to understand what the individual property and its owner actually need.
Initial assessment
Send me a few photos or a link to an existing listing. We can discuss what could be improved and what level of management would suit you.
The first conversation is simply a chance to get to know your property and see whether Mila Stays feels like the right fit for you.
